The Frigerifico La Pampa project, intends to transform a 74,000 square meter, now-defunct refrigerated warehouse into a mixed-use residential development. The existing building, a colossal white volume of cast-in-place concrete and painted brick, occupies one of the most privileged places in the city of Buenos Aires, a full city block at the juncture between the city’s two burgeoning districts of development, El Barrio de La Boca and Puerto Madero. Adding to the project’s development potential and exposure is its adjacency to a large city park, the Malvinas Plaza, and the elevated El Bajo Autopista, Buenos Aires’s most significant north-south highway.
The design proposal maintains much of the old seven-story building’s impressive scale and essential structural system, thereby preserving a loft-like feel for the overall development. In the center of the block, however, several floors of structure are removed to make way for a large, semi-private, elevated courtyard. This courtyard, which is flanked by cafes, markets, shops and other residential services, acts as the center of daily life for the development’s residents.
Other design attributes include the replacement of the warehouse’s brick infill with floor-to-ceiling glass and wood panels, outdoor covered terraces and balconies, innovative units with direct unit access from parking, and a rooftop pool, tennis, and function room facilities for the residents.
